About the Project


The City of El Monte is undertaking the redevelopment of a very significant site known as the El Monte Gateway. Located one block north of the Interstate 10 freeway on Santa Anita Avenue, and adjacent to the new El Monte Station, Los Angeles Metro’s bus transit center, El Monte Gateway offers one of the only sites in Southern California that can be developed to produce an integrated transit oriented development with housing, retail commercial, and outdoor amenities of this scale. The development’s scope and vision will be a catalyst for smart growth for both the City and the entire San Gabriel Valley.

Phase One of the El Monte Gateway Project is the first part of a master redevelopment plan located on the portion of the site north of Ramona Boulevard and consists of approximately 22 acres of City owned land. The plan for Phase One will generate approximately 652 housing units and 125,000 square feet of retail space. Designed as a mixed income community, the housing will include affordable apartments, market rate apartments, and home ownership condominiums. Abundant green space is incorporated throughout the site.

Adjacent to El Monte Gateway, Metro is constructing their new bus transit center that will serve as a hub for community, regional, and bus rapid transit. The new $40 million bus transit center is scheduled to be completed in 2011. The El Monte Metrolink commuter train station is within walking distance.
